STANDARD FEATURES: Contractor will draw Blueprints, per Buyer’s design.
All Blueprints are a custom design, per the Buyer’s direct specifications. Crockett Homes, Inc. requires a $1,000 deposit ($500.00 up front at the first design meeting and $500.00 upon completion of the plans and Contract). If Crockett Homes, Inc. does not build the house, this deposit is non-refundable and will be applied to the design work and manhours for drawing the Blueprints. If Crockett Homes, Inc. does build the house, this deposit is shown as a down payment toward the Contract price.

EXCAVATING / FOUNDATION:
* All building permits to be purchased by Contractor * Staking of house from survey supplied by Buyer * Custom formed footers * 12 course basement * 8”×8”×16” concrete block foundation walls * Anchors to secure building to foundation * Foundation walls are back-plastered and sealed with a high-pressured asphalt foundation sealer * Steel re-bar reinforced block walls every 4’ of basement * Durawall every 3 courses of block, reinforcing basement walls & reducing expansion cracks * 25% of face of home to be brick or stone, per Blueprints * Colored split face block on sides & rear of home on exposed foundation * 4” PVC perforated curtain drain on exterior of foundation, covered with gravel * Excavation for basement, back filling, & rough grading of disturbed areas only * Rough driveway for construction use * Glass block windows, with vents, for durability and security * 3” of gravel under basement floor, allowing for expansion * Sump pump to be installed where gravity drain is not applicable for foundation drainage * Floor drain, with clean-out, in garage floor * Foundation work to meet Stark County Building Code STRUCTURAL STANDARDS: * Weather seal between plate and foundation * 2”×8” pressure treated plate on top of weather seal * Four ply 2”×10” supporting beams in basement, mounted on steel mono-posts * 2”×10” floor joists on 16” centers with box seal rim joist, per Blueprints * Bridging between floor joists, when spans are over 14’ * 3/4” tongue & groove OSB sub-flooring nailed and glued to floor joists * 2”×4” studs on 16” centers on interior and exterior walls, with one plate on bottom and two plates on top * 2”×10” headers over all exterior openings * 7/16” OSB subsiding on exterior of home * Engineered trussed or raftered roof, with 1’ eve on entire roof * 2”×6” fascia material on eves * 7/16” OSB roof sheeting with ply clips * One layer of felt on roof * Ice guard in all valleys * 30yr dimensional roof shingles * Shingles over continuous ridge vents * Exterior insulated doors front & back, per Blueprint * Double-hung vinyl windows with triple Argon gas, full tilts and dust-free muttons * Screens for exterior windows, as provided by the manufacturer, where applicable * 4” concrete floor in basement & garage * Vinyl siding with manufacturer lifetime warranty from fade * Aluminum soffits, gutters, and downspouts * Frieze board or shutters on windows on face of home * Vinyl blocks on all exterior openings for utilities * Insulated overhead garage door(s) with two remote openers and keyless pad, sized per Blueprints * Aluminum wrap on all exterior mouldings * Structural work to meet Stark County Building Code PLUMBING: * All waste lines to be ABS or PVC plastic * All water supply lines to be copper and valved * Gas or electric lines provided for stove, dryer, hot water tank, furnace, & fireplace * All supply lines leading to fixtures to be valved separately * Hot and cold-water supply lines to garage * Two exterior water supply lines * Water supply line provided for refrigerator; Buyer is responsible for all hook-ups * Hook-ups provided for dishwasher, washing machine, & dryer * Garbage disposal provided for kitchen sink * 50-gal b-vented gas hot water tank * Delta or Moen faucets throughout home (Chrome).
