Standard Features / Product Line

STANDARD FEATURES: Contractor will draw Blueprints, per Buyer’s design.   
All Blueprints are a custom design, per the Buyer’s direct specifications. Crockett Homes, Inc. requires a $1,000 deposit ($500.00 up front at the first design meeting and $500.00 upon completion of the plans and Contract). If Crockett Homes, Inc. does not build the house, this deposit is non-refundable and will be applied to the design work and manhours for drawing the Blueprints. If Crockett Homes, Inc. does build the house, this deposit is shown as a down payment toward the Contract price.
 

EXCAVATING / FOUNDATION: 
* All building permits to be purchased by Contractor
* Staking of house from survey supplied by Buyer
* Custom formed footers
* 12 course basement
* 8”×8”×16” concrete block foundation walls
* Anchors to secure building to foundation
* Foundation walls are back-plastered and sealed
   with a high-pressured asphalt foundation sealer
* Steel re-bar reinforced block walls every 4’ of basement
* Durawall every 3 courses of block, reinforcing basement walls &   reducing expansion cracks      
* 25% of face of home to be brick or stone, per Blueprints
* Colored split face block on sides & rear of home on exposed foundation
* 4” PVC perforated curtain drain on exterior of foundation, covered with gravel
* Excavation for basement, back filling, & rough grading of
 disturbed areas only
* Rough driveway for construction use
* Glass block windows, with vents, for durability and security
* 3” of gravel under basement floor, allowing for expansion
* Sump pump to be installed where gravity drain is not applicable for foundation drainage
* Floor drain, with clean-out, in garage floor
* Foundation work to meet Stark County Building Code


STRUCTURAL STANDARDS:
* Weather seal between plate and foundation
* 2”×8” pressure treated plate on top of weather seal  
* Four ply 2”×10” supporting beams in basement, mounted on steel mono-posts
* 2”×10” floor joists on 16” centers with box seal rim joist, per Blueprints
* Bridging between floor joists, when spans are over 14’
* 3/4” tongue & groove OSB sub-flooring nailed and glued to floor joists
* 2”×4” studs on 16” centers on interior and exterior walls, with one plate on bottom and two plates on top
* 2”×10” headers over all exterior openings
* 7/16” OSB subsiding on exterior of home
* Engineered trussed or raftered roof, with 1’ eve on entire roof
* 2”×6” fascia material on eves
* 7/16” OSB roof sheeting with ply clips
* One layer of felt on roof
* Ice guard in all valleys
* 30yr dimensional roof shingles
* Shingles over continuous ridge vents
* Exterior insulated doors front & back, per Blueprint
* Double-hung vinyl windows with triple Argon gas, full tilts and dust-free muttons
* Screens for exterior windows, as provided by the manufacturer, where applicable
* 4” concrete floor in basement & garage
* Vinyl siding with manufacturer lifetime warranty from fade
* Aluminum soffits, gutters, and downspouts
* Frieze board or shutters on windows on face of home
* Vinyl blocks on all exterior openings for utilities
* Insulated overhead garage door(s) with two remote openers and keyless pad, sized per Blueprints 
* Aluminum wrap on all exterior mouldings
* Structural work to meet Stark County Building Code


PLUMBING:
* All waste lines to be ABS or PVC plastic
* All water supply lines to be copper and valved
* Gas or electric lines provided for stove, dryer, hot water tank, furnace, & fireplace 
* All supply lines leading to fixtures to be valved separately
* Hot and cold-water supply lines to garage
* Two exterior water supply lines
* Water supply line provided for refrigerator; Buyer is responsible for all hook-ups 
* Hook-ups provided for dishwasher, washing machine, & dryer
* Garbage disposal provided for kitchen sink
* 50-gal b-vented gas hot water tank
* Delta or Moen faucets throughout home (Chrome). Any deviation from Chrome is to be considered a Change Order and shall be paid by Buyer  
* Kitchen faucet to have gooseneck with pull-out sprayer, soap dispenser, and separately valved handle 
* 8” deep stainless double bowl sink in kitchen
* China single bowl sinks in bathroom vanities
* Elongated, standard height toilets
* All-in-one tub/shower units with scald-free valves  
* 1st floor laundry room, per Blueprints
* Exterior venting for dryer 
* Plumbing work to meet Stark County code


HVAC:
* 95%+ gas forced air furnace
* Double vented exit and intake serpentine vent for furnace 
* Deluxe air filter for furnace, supplied by installer  
* Metal supply and return duct lines with foiled panning
* All register and opening covers to be White in color
* Dampened heat supply lines  
* Dampened register outlets in rooms
* Heat lines supplied to basement for ventilation
* Dampened low and high wall return lines, supplied to bedrooms and main areas
* 13 seer central air conditioner
* Wall mount engineered platform for outside air conditioner
* Electronic remote controller for HVAC system
* HVAC work to meet Stark County code

ELECTRICAL:
* Overhead electrical service. If underground service is to be installed, it shall be specified in Item 48
* 200-amp electrical panel with attached GFI outlet, mounted on primed plywood 
* Interlocked smoke detectors, with battery backups, in all bedrooms and main areas
* GFI outlet in garage
* Two exterior GFI outlets
* Exhaust fans in all bathrooms for ventilation
* Bedrooms and main area to be static-fault breaker protected
* GFI outlets in bathrooms and kitchen
* Front door bell
* All closets, 3’ and over, lit and separately switched
* Basement and garage lights to be incandescent and switched or keyless
* Pre-wire for two ceiling fans, double switched  
* Exterior & interior light fixture allowance specified in Item 48
* Ventilation fan for stove
* Electrical work to meet Stark County code


FINISH:
* Cathedral / vaulted / tray ceilings, per Blueprints
* Interior caulking/sealing package
* Interior fire-blocking/caulking package
* Sidewall insulation to be dense R15 batting with vapor barrier
* Attic insulation to be R40 ground-up batting with baffles, living space only
* Basement rim joist insulation to be R13 with batting
* Drywall to be 1/2” on sidewalls and 5/8” on ceiling for house and garage
* Drywall is to be moisture resistant on bathroom sidewalls
* Drywall finish: Sidewalls to be smooth / Ceilings, garage & closets to be textured
* Walls to be primed and have two coats of washable top coat (up to 5 colors)
* Majestic zero clearance gas fireplace with custom face and raised hearth
* Fireplace to have custom hardwood mantle with 3-piece crownmould and stone face
* Underlayment for vinyl floors
* Underlayment for hardwood floors to be 1/2” thick or under 
* Underlayment for tile floors
* Deluxe custom hardwood trim package to be stained or painted
* Windows to be fully jammed with hardwood sills 
* Interior doors to be Colonist raised panel with painted finish
* Deluxe custom closet organizers, hand built by finish carpenter
* Custom designed 3-piece crown mould in tray ceilings
* Custom built coat chest off of garage, hand built by finish carpenter, per Blueprints   
* Shoe mould on floor for all hard surfaces 
* Custom designed hardwood cabinet layout, per Blueprints  
* Solid hardwood raised panel cabinet doors with dovetail drawers and concealed hinges
* Bathroom vanities to match kitchen cabinets, per Blueprints
* Custom built HD laminate countertops with laminate edge and 4” backsplash   
* Hardwood or tile floor in foyer
* Custom arches with columns, per Blueprints
* Front door to be painted to match color scheme
* Custom cut mirrors over vanities and pedestal sinks, installed by Contractor
* Carpeted staircase leading to basement
* Carpet throughout home, where applicable
* Carpet padding to be 6lb or 8lb, where applicable
* Vinyl flooring throughout home, where applicable
* Open handrail leading to 2nd floor, per Blueprints
* Hardware for all doors; hinges & door handles
* Interior & exterior door handles supplied & installed, either knob or lever
* All exterior door handles & locks to be keyed alike
* Interior caulking for custom shelving, where necessary
* Finished wooden steps from garage into home; Landing built in garage, per Blueprint
* Allowance developed for finished driveway
* Exterior concrete allowance to be specified in Item 48
* Excavation of disturbed areas
* Contractor assists in exterior utility installation
* Dumpster provided throughout construction for debris
* Buyer is responsible for supplying & installing all appliances
* Buyer is responsible for supplying & installing all window treatments
* Buyer to supply bathroom accessories.  
* Buyer to supply knobs & pulls for cabinetry. 
* General clean-up, after completion of home
* Master key provided to Buyer during construction for access during construction
* Extra furnace filter provided at completion
* Final walk thru between Contractor and Buyer, and punch-out list completed, before Occupancy
* Contractor assists in financing with a bank, if applicable
* Occupancy one day after completion
* In the case of substitution, due to supply and demand, material of equal or greater value will be used
* Final reconciliation of accounting balance
* Transferable 10-year warranty provided by Contractor, issued through Residential Warranty Corporation
